Hiring a Real Estate Broker / Agent

There is a lack of Broker involvement in the real estate industry today. In many cases, it is not uncommon for a buyer to never meet the Broker they hire. Many people believe they are hiring a real estate agent, but only a Broker can receive compensation for real estate transactions – you are hiring a Broker, and your Agent represents that Broker.

We believe that lack of communication is the biggest reason for client disappointment. A good real estate agent will keep in contact with you throughout the entire process, never leaving you feeling ignored or as a second priority. All Realtors® are licensed to sell real estate as an agent or a broker, but not all real estate agents are Realtors®. Only Realtors® can display the Realtor® logo. Realtors® belong to the National Association of Realtors and pledge to follow the Code of Ethics. Less than half of all licensees are Realtors®.

Obtaining Financing - Getting Pre-Qualified and Pre-Approval

Early in your buying process, it is recommended that you get prequalified - which determines how much you can afford. Being prequalified can help you stand out when you find the right home, especially when there are other interested buyers. It also indicates to the seller that you are serious and can afford to buy the property.

In many cases, Sellers require that you present a Pre-Approval with an offer. A Pre-Approval differs from a Pre-Qualification in that a Pre-Qualification is based on information that you have given to the Mortgage Broker or Loan Officer, while the Pre-Approval is based on verified numbers that the Mortgage Broker or Loan Officer has obtained through your Credit Report, Bank Statements, and Salary Verification.

Defining Your Property

You may start with your dream home and ideal wish list, but then create a realistic idea of the property you'd like to buy. Define which amenities and features are most important to you. Make a list of the items you cannot live without and a list of the features you would enjoy, but can live without. Refine the lists as you house hunt.

Make an Offer

Once you've found your home, it's time to make an offer. We will provide you with all the necessary information and help you prepare an initial offer. Our team has experience negotiating all kinds of transactions, from home sales to complex government leases.

Offer Accepted - Inspections and Disclosures

After your offer is accepted, we can help you arrange a home inspection and can attend the inspection with you. We will help find a reputable inspector, and will negotiate to get you the most for your money once the inspector's report is final.

Pre-Closing

Before your closing date, we will verify that you have made all of the necessary deposits and completed the paperwork - including mortgage, title, homeowners insurance and any other paperwork required by local or state governments.

Post-Closing

Before rolling out the welcome mat, consider some moving basics: arranging for an alarm company, turning on electricity, water and gas, cleaning or replacing the carpet, and notifying your local post office of your new address. The best time for renovations is often before you move in. We will assist you with information about all of these services and offer our assistance in working with the service personnel, especially if you do not currently live locally.
